I think it’s better I start by telling you my own personal experience in the business which is the main reason we have LisbonHolidays today. When I and my wife first started out with our own holiday let, we didn’t know how much work you have to put your property good enough to have the best review, and more than 12 night’s booked. We start to search for a good agency, thinking they can do a better job, and we can have a bigger return in our investment.

I soon realized that some of them didn’t actually care about my vision, my business or my ROI (the Return Of my Investment), and if I agree to one of the agencies I will become just another Holiday Let ID number to them.

They were very inflexible and if we had a contract with them we had to fit into whatever mold they wanted (such as accept short breaks, and etc.). We felt like we had no say in our business if we sign.

From searching agencies, we start to have the dream to do things in a better way, that’s why we have our own agency to give a better service to people who want the vision of their own business in action.

10 questions to LisbonHolidays Before we get started my advice here is not to focus your questions too much on how many bookings and how much revenue you can expect – as there are no guarantees. You know the old adage; if it sounds too good to be true, it probably is.



How LisbonHolidays ensure guests get the best booking experience? This is a very important question. For us, is all about our love for the industry, and more importantly our desire to ensure guests have the best prices and service of excellence. Our platforms profiles are very clear about the services we offer and we call our guest before the arrival date. We carefully listen to all the question they have and respond promptly.


What do you think it takes to make my Holiday Let successful? For LisbonHolidays its all about our internal culture. It’s very important for us to offer a great experience and help guests and homeowners make memories. By the way, our motto is “Memory Makers”


Which hours do you open and what happens if a guest needs you out those hours? Our office is only open 9 – 5 on weekdays, but we have a Help Desk Number 24/7. If we believe in giving peace of mind and a great experience, we have to guarantee that our guest has a voice, a person ready to help them at any time in the day and night.


Can I use my property to accommodate my family or friends without charge? Yes!! Sounds ridiculous that an agency can charge you for staying at your own House. We don’t charge you for staying in your house. Just contact us prior and ask us if your house is available during the time you want. nevertheless, it can happen, so I’d always ask this question just in case.


Can I use the property myself without charge? Again, in our eyes, you should never be charged for wanting to use your own holiday let – regardless of whether that’s in peak or off-peak season. Holiday letting agencies who do this are more focused on profit than the property owner.


What do your commission fees (and any other charges) cover? we charge 30% for total management of your holiday let property. What happens if I want to leave? Most good holiday let agencies will allow you to leave without too much fuss. However, if you’ve signed up to a six-month contract, you may find yourself having to pay a fee to leave early – a bit like a mobile phone contract. To list your apartment with us, you will have to sign a contract with us, but if you desire to end your contract with our agency you are free to leave at any time and you don’t need to pay a fee to leave us – as we are not a mobile phone company, as long as you honor any existing bookings. After all, we understand that circumstances can happen at any time and you may find yourself in a situation where you can no longer take bookings or you don’t want to use the place as a holiday let.


Do you offer a tailor-made service? “WE ARE TAILOR-MADE” We believe each customer is special and by that, we specially-tailored our service to allow you to pick and choose what you pay for. But we all ways recommend the total managing to give you more space and time for yourself, at the same time we do all the work for you.


Do you offer emergency call-outs, and can you take care of any problems if I’m not around? we have a Help Desk Number 24/7. We believe in giving peace of mind and a great experience, then we have to guarantee that our guest or Homeowners have a voice, a person ready to help them at any time in the day or night.


Do you have limits on the number/type of properties in any one area? LisbonHolidays don’t believe in having lots of properties but in quality service to our Homeowners and Guest. We are aware of the competition in Lisbon and we do what we can to help your holiday let stand out. To help we have a list of 20.000 returning customers, rebooking in the properties we manage.
